What is an Energy Performance Certificate?
Energy Performance Certificates (or EPCs) are similar to the efficiency certificates you see on many domestic appliances, like fridges etc.

Landlords are now required by law to have an EPC in place for all new tenancies. It is the landlords responsibility to ensure the EPC is made available to all new prospective tenants. At the time of writing (Nov 08) you do not currently require an EPC when renewing an existing tenancy agreement with the same tenant(s).
An Energy Performance Certificate rates a property based on its energy efficiency. However, the assessment doesn't take into account how the home is used by the occupiers.
The Certificate rates a property on a scale from A to G. An A rating shows that the property is very efficient, which should mean lower fuel bills for the occupier (once again subject to how they use the home and how energy conscious they are). A rating of G is inefficient, meaning higher fuel bills. The Certificate will also show the property's environmental impact by indicating its carbon-dioxide emissions.
