Every home put on the market in England or Wales since 14th December 2007 , no matter what size, is legally required to have a Home Information Pack. A HIP brings together valuable information at the start of the property selling process - such as a sale statement, local searches and evidence of title - which could save potential buyers a lot of wasted time and money. The Pack also includes an Energy Performance Certificate - this shows the energy efficiency of the property on a scale from A to G and also it's carbon footprint.
The seller, or their appointed agent, must ensure that a Home Information Pack has been commissioned BEFORE they start marketing the property. The HIP has both compulsory and optional components. The compulsory components are:
- Home Information Pack Index
- Energy Performance Certificate (EPC)
- Sustainability information (required for newly built homes only)
- Sale statement
- Evidence of title
- Standard searches (local authority and drainage and water)
- Leasehold/commonhold documents where appropriate
The HIP should NOT contain any marketing literature. Please note that there are certain specific circumstances where a HIP is currently not required - please ask for details.
